What is the difference between a regular mobile home decal (on a colored backing) and a Real Property, or RP, decal (on a black backing)? This answer has been viewed 2616 times and was last updated on 10/10/2014.
(1) Regular mobile home decals (on colored backings that rotate color each year) are issued to mobile homes on rental property. These decals expire every year, or every 2 years if renewed biannually. Any attachments to the mobile home are considered personal property. (2) Real Property, or RP, decals (on black backings) are issued to an individual who owns both the mobile home and the land on which it is permanently set up. These decals do not expire and are not required to be renewed. Instead, Real Property mobile homes will receive an annual real estate tax bill.
