Buying a Mobile Home?


Bring your title or MCO (Manufacturer’s Certificate of Origin) to our office - The MCO is the "birth certificate" of the mobile home. Photocopies of either of these documents are not acceptable. In addition, if it is a used mobile home, a copy of an old registration may assist us with our efforts. Note: if the title has been lost or misplaced by former owner, he or she will have to apply for a duplicate title in their name before we can process your request for a title. (Many people who buy a mobile home and the land it sits on, record the land transfer but forget to actually transfer the title(s) to the mobile home. Please don’t forget to transfer the title(s)!
Lien holder information for mobile home coming into the state with a lien – If a title or MCO is not available because there is a lien (loan), bring your lien holder's name, address, your account number.
All persons whose name will appear on new title – If you would like to have someone else’s name on the title, in addition to yours, a variety of paperwork will need to be signed by that person, even if that friend is a close relative. A Power of Attorney form, when properly completed, gives the person the authority to sign on the other person’s behalf. We suggest you consider this form if one party has trouble visiting our office with you. Everyone who is signing documents will need to present a Driver License or legal ID.
Cost – The average cost to title and register a double wide mobile home for the first time is $150, excluding the 6 percent sales tax (plus any applicable discretionary tax).
Recording a lien – If you would like to record a lien at the time the title transfer is taking place, be prepared to provide us with the name and address of the lien holder. In some cases you will need a Notice of Lien form completed before a lien is recorded. The cost is $2 per lien.
Proof of sales tax paid – If you are bringing a mobile home into the state, and have owned it for less than six months, proof of sales tax paid must be presented. If you don’t provide proof, you will have to repay the appropriate sales tax. For proof, contact the dealership where you purchased the mobile home. Note: mobile homes with titles from foreign countries must pay sales tax regardless of how long the owner has owned the mobile home.
Notify the Property Appraiser when you purchase a mobile home so property tax records can be changed.
